The operator makes the value — a lesson from Mallorca

The Hotel Formentor was a legend for almost a century. Its 2024 reopening under Four Seasons shows what truly determines a hotel's value — and it isn't the concrete.

In 1929 a hotel opened on Mallorca's northern tip that soon became a retreat for an international elite. The Hotel Formentor was a name for decades — and yet, like so many legends, in time more memory than return.

Almost a century of legend

The Formentor peninsula is one of the most striking coastal settings in the Mediterranean: wooded slopes falling steeply into turquoise water, a sheltered bay, a single building among the pines. It was precisely this location that made Formentor a place of longing for generations. But location alone does not keep a hotel economically alive — it is the precondition, not the guarantee.

The turning point: 2024

In August 2024 the hotel reopened — as the Four Seasons Resort Mallorca at Formentor, with 110 rooms and suites. Four Seasons describes the move as part of its own tradition of “carefully reviving legendary hotels”.

For guests it is an opening. For owners and investors it is something else: the moment an asset changes operator — and with it its class. The same walls, the same bay, the same number of rooms. What has changed is the name above the door.

Why the operator makes the value

A hotel is rarely just real estate. It is real estate plus an operation plus a brand — and the latter two determine what the first is worth on the market. The same building, the same location can be a solid house under a local operator and an institutional investment under an international brand.

The difference lies not in the concrete but in the name above the door, in the distribution power behind it and in the expectation it creates. An established brand brings booking systems, loyalty programmes, international demand and a quality standard that a hotel builds only with difficulty on its own. And that shows up in occupancy, in pricing power and, ultimately, in the valuation.

A look at the world's top

The world's top confirms the pattern. At the World's 50 Best Hotels 2025, the Rosewood Hong Kong again sits at the very top — a hotel defined not by its square metres but by experience, brand and operation. The top of the market belongs to the operators who turn spaces into a feeling — on a grand scale in Asia as on a smaller one on a Mallorcan bay.

What owners should take away

It is not the fit-out of the individual room that decides — but the positioning it sits within.

For owners in Germany and Spain, three things follow. First: the operator is not an afterthought but part of value creation — it is not sought once the building is finished, but thought through before it is positioned.

Second: brand is capital. The right name lifts financing, purchase price and demand at once — it is a question of value, not of cost. Third: timing decides. Reviving an asset works when condition, market and operator coincide, not when only one of them fits.

Formentor had to turn almost a hundred to prove it. The lesson can be learned faster — and it holds for the landmark on the coast as much as for the city hotel facing its next phase.
