What is the difference between lease, management and franchise?

Under a lease the operator carries the operating risk and pays rent. Under a management contract a manager runs the hotel for a fee, on your account. Franchise brings in a brand while operations stay with you or a tenant. We frame what fits your goal.

Do you also search for new builds before opening?

Yes. For developments in particular it pays to involve the operator early – it shapes planning, financing and value from the outset.

Do you work with brands or independent operators?

Both. Depending on location and goal, an international brand, a regional chain or an independent operator may be the better choice. We are tied to no chain.

How do you ensure operator quality?

Through checks on standing, references and prior track record. Only those who convince commercially and operationally make the shortlist.
