What we look for

The resorts we place.

Our focus is on premium, existing hotels and resorts in a beachfront location or with direct beach access. We work for owners who wish to sell, lease or find a new operator discreetly — without showing their property publicly.

Your options

Sale, lease, management or operator change.

A resort by the sea can be taken forward in several ways. We assess the options soberly and structure the right solution.

01

Sale

Discreet sale to a vetted buyer or investor — as an asset or share deal.

02

Lease

A long-term, sustainable lease with an established operator — predictable income while retaining ownership.

03

Management & operator change

A management contract or a change to a suitable operator when the property is to be repositioned.

Confidential process

Discreet from the first conversation to closing.

01

Anonymised first review

We assess location, size and the economic situation — initially without naming the property or address.

02

NDA before disclosure

Interested parties receive confidential information only after signing a confidentiality agreement and with your approval.

03

Targeted approach

We approach selected buyers, operators and family offices personally — no public marketing, no property portal.

We review the economic, operational and legal situation of your property and guide the process through to closing — confidentially and without disrupting day-to-day operations.

Frequently asked

Questions from resort owners.

From what size do you handle beachfront resorts?

Our focus is on properties from around 100 rooms in a beachfront location or with direct beach access. Smaller properties with an exceptional location or development potential we are glad to discuss case by case.

Will my resort be marketed publicly?

No. We work exclusively off-market. Your property is not publicly listed and does not appear on property portals. The initial review is anonymised; confidential information is shared with vetted parties only after a confidentiality agreement (NDA) has been signed.

Sale, lease or a new operator — what makes more sense?

That depends on the property, its location, the economic situation and your objectives. We assess the options — sale, long-term lease, management contract or operator change — objectively and structure the solution that fits you.

In which countries are you active?

We advise in Europe's leading coastal markets, including Spain, Portugal, France, Italy, Greece, Croatia and Cyprus — from the Balearics and Canaries to the Costa del Sol, Costa Blanca, the Algarve, the Cote d'Azur, the Adriatic and the Greek islands.

What happens after my enquiry?

We review the key facts confidentially and come back to you personally. In a first conversation we clarify the economic, operational and legal situation and agree the further, discreet approach with you — without any obligation.

Confidential resort match

Does your resort fit our international network?

A few details are enough for a first, confidential assessment. You are asked step by step — not like an ordinary broker form.

Step 1 · Your resort

Your details are not published and are used solely for a confidential initial assessment.

Your resort by the sea — a confidential assessment.

Tell us briefly what it is about. We come back to you personally and assess your options — discreetly, off-market and without obligation.
