The starting point

In many cities, hotel rooms sit empty at night against untapped daytime demand — and the achievable lease stagnates. For the owner the question arises: how can more value be drawn from the same floor space without rebuilding?

The idea: the transformable room

At the core is a fully transformable room. By day it is a professional workplace — height-adjustable desk, secure high-speed internet, sound insulation, video-conference-ready equipment. By evening it becomes a full hotel room: the bed lowers automatically from the wall or ceiling, with blackout and hotel service included. One room, two functions — workplace, business address, networking hub and classic hotel in one. Target group: entrepreneurs, freelancers, start-ups, digital nomads and business travellers.

The lease model: a guaranteed fixed lease

The operator pays the owner a fixed, contractually guaranteed net lease per room — regardless of actual occupancy. The vacancy risk lies entirely with the operator; the owner always receives the full amount. This makes income predictable and cash flow stable.

The result

Across all buildings — the Work & Sleep rooms as the core product, plus simply renovated standard rooms and refurbished apartments — the total net lease can rise by around 48 % in this example. The lever comes not from higher occupancy alone, but from a room that is worth more per night, combined with a guaranteed lease structure.

Why it works

A transformable room sells the same floor space twice — as an office and as a place to sleep. Because the operator earns a higher return per room from it, he can offer the owner a higher, guaranteed lease. Important for the owner: the alterations (folding bed, IT, acoustics) are reversible — a return to classic hotel operation remains possible at any time without loss of substance, and new windows and upgraded bathrooms further increase the property's value.

What transfers

Not every property is suitable, but the principle transfers: whoever intensifies the use of a floor area and combines it with a guaranteed lease structure can raise the achievable lease considerably — without leaving the full market risk with the owner.
