
The starting point
The owner of a city hotel in Eschborn (around 136 rooms) had a clear but unusually high lease expectation — a four-figure rent per room per month. For classic hotel use this level was, in practice, hardly achievable, so many prospects and operators declined. The property risked remaining un-leased.
The idea
Instead of dismissing the expectation as unrealistic, we reversed the question: which use can carry such a lease at all — and which operator can deliver it? The answer was a low-operation use concept with stable, publicly funded demand (social accommodation), combined with a suitable operator from our network. It was precisely this pairing — the right concept plus the right partner — that was the key.
The result
The hotel was leased at the targeted rent level — through a multi-year contract with the public sector. What many held to be unrealistic became viable through the right combination of concept and operator: predictable income for the owner, a working model for the operator, and urgently needed accommodation capacity for the municipality.
Why it works
The real lever was not the building, but the matchmaking. A high lease is not automatically unrealistic — it needs a use that can carry it and an operator who can shoulder it. That is exactly the difference between „list the property and hope“ and active operator search: we bring owners together with operators who fit the respective concept.
What transfers
When a lease expectation seems „too high“, a second look pays off: it is not the number that is the problem, but the question of whether a use concept and an operator exist for which it works. For owners this means — before lowering an expectation, check whether the right concept can carry it after all.
